Johor’s Groundbreaking Mixed-Use Development Set to Transform Cross-Border Travel

A significant development in Johor is set to redefine cross-border travel between Malaysia and Singapore. Valued at RM2.6 billion (US$582 million), this ambitious mixed-use project will be integrated with the Bukit Chagar RTS Link station and Johor Bahru's immigration complex. Over the next eight years, this public-private partnership between MRT Corp and Sunway Group aims to reduce traffic congestion on the Causeway by providing a new, efficient mode of transportation.

The development will feature seamless connectivity with various transport services in Johor Bahru, including the KTM electric train service, city buses, and a future autonomous rail rapid transit system. It promises to ferry up to 10,000 passengers an hour each way, with journeys taking approximately five minutes. The RTS Link service is expected to commence by the end of next year, significantly reducing cross-border travel time from the current 1.5 hours to just 15 minutes during peak periods.

The first phase of construction, set to be completed by November 30, 2026, will introduce a multi-storey car park with 1,550 car lots and over 1,000 motorcycle lots. Additional features such as serviced apartments, education facilities, and a health and wellness hub are anticipated to be ready by the first quarter of 2033. This development marks Johor's first integrated project of such magnitude.

"This is a model featuring rail and property that is viable for the long term," said Anthony Loke.

The RTS Link project has already achieved a milestone with its railway infrastructure now connected end-to-end from the Wadi Hana Depot in Johor to Woodlands North in Singapore. This connectivity is expected to enhance the efficiency of cross-border transportation significantly.

"During peak hours, we also hope that passengers will use the mall and other services in the area to ensure there is smooth traffic dispersal," remarked Anthony Loke.

The project's strategic location at Bukit Chagar station, part of the Johor Bahru-Singapore RTS Link, positions it as a critical hub for regional transit. It aims to ease the daily commute for thousands of travelers while encouraging economic growth in the surrounding area. By integrating commercial spaces with transit solutions, this development provides both convenience and accessibility.
